Colorado's landlord-tenant laws have grown increasingly complex in recent years, and how you handle a missed payment can have legal consequences. At Springs Homes For Rent, rent collection runs through a defined system built over 20+ years. Owners know what to expect and when to expect it. Tenants know the rules from day one.

Every tenant signs a lease that makes the rules clear from day one. Rent is due on the first of the month. There are no grace periods, no informal arrangements, and no exceptions. That consistency protects you as an owner and sets the right tone for the tenancy.

How Rent Collection Works

Rent is due on the 1st of each month. Tenants pay through the AppFolio tenant portal — online, on time, with a documented record of every transaction.

If rent is unpaid by the 9th, a 5% late fee is automatically assessed. No phone calls, no negotiations — the lease governs.

Formal Demand Notice icon

Formal Demand Notice

If payment is still not received, a formal Demand for Payment notice is served. A $50 notice fee is charged directly to the tenant.

Funds are disbursed to owners on the 10th or the next business day. Allow 3-5 business days for bank processing — most owners receive funds by the 15th.

If a tenant remains delinquent, we follow Colorado law through every required step — Notice to Quit, court filing, and Writ of Restitution if it comes to that.

If the balance remains unpaid after the 10-day notice period expires, the matter is referred to our legal team to file a formal eviction case with the court.

How Tenants Pay Rent

All rent payments are processed through AppFolio — documented, timestamped, and tied to a verifiable record for every owner. Most tenants pay online through the tenant portal. For those who prefer to pay in person, check drop-off at our office is available. Either way, every payment enters the same system and creates the same paper trail.

  • Online Portal - Tenants access their AppFolio portal 24/7 to submit payment by ACH bank transfer or credit card. Payments are logged automatically with date and amount.
  • Office Drop-Off - Tenants who prefer to pay in person may drop off a check at our office. All payments are entered into AppFolio upon receipt. The process is the same regardless of how the payment arrives.
  • USPS Mail - We have very few tenants that still do this, but we do accept checks through the mail.

Frequently Asked Questions

When will I receive my rental income each month?

Disbursements go out on the 10th of each month, or the next business day if the 10th falls on a weekend or holiday. Allow 3-5 business days for bank processing — most owners receive funds by the 15th.

What happens if my tenant doesn't pay rent?

The process takes over immediately. A 5% late fee is assessed on the 9th. If payment still isn't received, a formal Demand for Payment notice is served — at the tenant's expense. From there we follow every step Colorado law requires, up to and including court filing and Writ of Restitution if necessary. You won't have to make a single phone call.

Will I be charged a management fee if my property is vacant?

No. We don't charge a management fee during vacant months. You won't pay us until a qualified tenant is in place and paying rent.

Can I contact my tenant directly?

We strongly advise against it. In Colorado, direct communication between an owner and a tenant can carry legal weight in a dispute. All tenant communication runs through us — that boundary exists to protect you.

How do I know what's happening with my property?

Your AppFolio owner portal gives you real-time access to payment history, maintenance updates, inspection reports, and monthly statements — anytime, from anywhere. You're never in the dark.

What if my tenant breaks their lease early?

Our Leasing Guarantee covers you. If a tenant doesn't fulfill their lease for at least 10 months, we'll find a qualified replacement at no additional leasing fee.
