Managing a rental property comes with enough uncertainty. Our fees shouldn't be part of it. Below is everything we charge — no hidden markups, no ambiguous line items. If it's not on this list, we don't charge it.

No. The three fees above are everything we charge owners. There are no maintenance markups, no inspection fees, no renewal fees, and no administrative charges beyond the $50 annual fee.
No. When repairs are needed, you pay the vendor's actual invoice. We coordinate the work through Property Meld but we don't add a percentage on top of maintenance costs.

One flat fee — no add-ons. And when a tenant renews their lease, there is no additional leasing fee. You only pay it once per tenant placement.
Yes — every time. We show every property in person rather than issuing a combo lockbox for self-guided tours. We also conduct our own inspections — both in-person walkthroughs and drive-bys — rather than relying on tenants to self-report. Neither is an add-on. They're part of how we work at our Colorado Springs property management company.
Our Leasing Guarantee covers you. If a tenant doesn't fulfill at least 10 months of their lease, we replace them at no additional leasing fee.
